Episode 4: Tweet Your Success

 

 

We spoke with Meghan McKeighen, founder of Fenix Social Media, to give us a better understanding about Twitter and if it's an asset for your business. Meghan is one of the premier social media experts in Nashville, TN. She manages the social accounts for many of Nashville's music festivals and some of the biggest names in Las Vegas. She built her business from the ground up and has spent over 10 years mastering the social media arena. 

 

Q: Twitter is either loved or misunderstood. Can you give insights as to when Twitter is an asset to a business or when a business should let Twitter fly away? Online presence for any industry is really important, but for real estate it seems to be essential. How should a real estate agent use the power of Twitter to attract home buyers and home sellers?

 

Meghan: 

Many people are overwhelmed by Twitter because they don’t understand it. They also feel like it’s shouting into a void. You have to make sure you’re using popular daily hashtags like:

#WednesdayWisdom

#ThursdayThoughts

#ThrowbackThursday

#FridayFeelings

to get in on the conversation and attract viewers/followers. The biggest asset for a business is being able to connect with public figures, parent companies, partners, and anyone with a handle (i.e. @realtorjanedoe). When you interact with others and tag them, they re-share your message and amplify it. Many people just like seeing that you have an online engagement – when they Google you, you want your clients to see you’re a connected leader in the industry.

 

Q: How do you manage a Twitter account correctly?

 

Meghan: 

Post regularly, and tag, tag, tag! Tagging the city, businesses, partners etc. results in REPOSTS – that is KEY. A repost shares your tweet to the other person’s audience which garners you attention and possibly more followers. Don’t just tweet into the Twittersphere, connect with people.

 

Q: What are some of the best features about Twitter that can help a Realtor® get noticed?

  

Meghan:

Showing your personality is helpful vs. just looking like a salesperson. Share interesting news about your city, new businesses, your favorite spots and neighborhoods, and why it’s a great place to be a homeowner there. Use tags that Twitter users value and look for (like #househunting, #futurehomeowner) etc. to join in on their conversations.

 

Q: Is there a way to automate Twitter posts?

 

Meghan:

Schedule on Hootsuite or Buffer, or consider using IFTTT (If This, Then That) to auto publish your posts to all your social platforms at the same time. For Twitter, be sure to use the feature that shares the Twitter photo – images are key to cutting through the Twitter cluttered feed.

 

Q: With your professional knowledge, what are a few "tweet-worthy" topics for an agent?

 

Meghan:

Tweet interesting news about interest rates or when housing prices drop etc. Suggest helpful tools like the Homescout app and other things they can use to make their home buying experience easier.

Anything you share on Instagram or Facebook is worth sharing to Twitter. Define how you better service customers compared to your competition. Always, always, always share images, those tweets receive 5x more engagement. Re-share interesting content from your mortgage company. Again, share local content! There is nothing better than taking a picture and posting it on Twitter with local hashtags. People love to engage with material that is local.
